There are 1960s ranches and split-levels on generous lots that still carry their original laterals, dense townhome courts from the 1980s where the shared drives and shallow utility easements complicate every dig, and newer construction on engineered pads. The commercial building stock along Routes 38 and 73 is largely 1980s and 90s office and flex space, where the recurring problem is thirty-year-old parking lot sections that were built over poorly compacted fill and are now cracking around the storm basins. Much of the township is genuinely flat, and flat ground over clay-heavy subsoil means storm water sits rather than sheds. Homeowners describe puddles that last days, sump pumps that never shut off, and water tracking along the foundation into a finished basement. Toward the Rancocas Creek tributaries the ground gets lower and wetter, and the seasonal water table can be shallow enough that a sewer trench needs dewatering. On the commercial pads, decades of settlement in fill behind curb lines is what pulls slabs and basins out of level.
