Evesham grew in two distinct waves and the difference shows up in the ground. The 1970s and 80s subdivisions off Greentree and Elmwood Roads have poured foundations and PVC or early plastic laterals, but their driveways were thin pours that are now failing at the apron and heaving where street-tree roots got underneath. Marlton sits on the western edge of the Pinelands transition, so soils shift from silty loam near Cherry Hill to sandier ground moving east. Sand drains well until it doesn't — there are dense silt lenses through Evesham that perch water a foot or two down and keep back yards soggy for days after a summer storm. Around Marlton Lakes and the low ground near the Kings Grant ponds, the seasonal high water table comes up close enough that basements take seepage along the footing and a deep trench needs a pump running.
