Ground conditions

This is Pinelands-edge ground: sandy soils that drain quickly in most places, interrupted by clay and hardpan layers that perch water and by genuinely wet ground near the streams and cedar swamps. Sand is easy to dig and terrible to leave unsupported, so trench walls need attention even at modest depth. Where the seasonal high water table is close to the surface — and in parts of Medford it is — anything below a few feet can take on water, which matters for basements, for pool removals and for any excavation near a wetland margin. Wetlands and buffer areas are a real constraint here, not a formality.

Yes, with the location of the tank, distribution box and field established first. We dig, grade and haul around a system, and we do the excavation portion of work others design. What we don't do is guess at where a field runs — driving a machine across a disposal field can destroy it, so we locate before we mobilize.

It can affect what's permitted, particularly clearing, soil disturbance and anything near a wetland or buffer, and some approvals go beyond the township. This is exactly the kind of thing we confirm with the township and any reviewing agency for your specific parcel before committing to a scope — we won't tell you it's fine because it usually is.

Almost always a hardpan or clay lens under the sand that perches water, or ground low enough that the seasonal water table reaches it. Sandy soil above an impermeable layer behaves like a bathtub. We dig test holes to find the layer before designing anything, because a standard french drain sitting above a perched layer accomplishes very little.

Yes, and the base is the whole job. A quarter-mile drive that oil trucks and delivery vehicles use needs real thickness, proper subgrade preparation and drainage at the low points, otherwise it cracks in the first couple of winters. We'll also tell you honestly when a properly rebuilt stone drive is the better value for a given property.

It's more technical. Water in the excavation affects how backfill compacts, and poorly placed fill in a wet hole becomes a settling depression a year later. We dewater as needed, place fill in controlled lifts and compact each one, so the area grades out and stays put.
